Before you hire an inspection firm you should check to make sure they will perform a "full" inspection of your unit.
​I believe that you should treat the purchase of a condo just like you would a house. and that means inspecting all aspects and components of the unit that are accessible, even the common areas like roofs, decks, and exterior walls. Why? Because even if you don't pay directly to repair or replace them you eventually foot the bill through your common charges or special assessments.

When you hire

Typically the most expensive repairs will be the HVAC unit and the windows. I pay special attention to those. I also like to spend some time checking the ceilings and floors for stains and leaks, especially if there are adjoining units.

Another thing that is sometimes overlooked but should be investigated is 
radon gas. Any living areas at the second floor or below should have a radon in air test to check for any potential problems.

Some buyers skip the inspection on the theory of "it's just a condo, what could go wrong?" but I can find many different types of defects during my condo inspections:

  • Problems inside the electrical panel. Bad or missing ground-fault circuit interrupt electrical outlets. Mis-wired electrical outlets.

  • Garage door safety issues.

  • Water penetration (roof leaks, plumbing leaks).

  • Presence of mold and / or asbestos.

  • Inadequate fire-stopping between units.

  • Dryers and bath vents not ducted to the exterior.

  • Attic ventilation and insulation issues.

  • Rodents in the unit.

  • Carbon monoxide hazards, missing smoke detectors.

It's not "just a condo" - it's your home. I treat it that way.

Things to Ask Before Purchasing:

  • Have your lawyer or Realtor check to see if The Association has any special assessments scheduled.

  • Inquire about parking, garbage pickup, pets.

  • Who pays for window repair or replacement, you or The Association?

  • Same for decks, including maintenance such a paint and staining.

  • Chimney cleaning?

  • What are your common charges, and what kind of cash reserves does The Association have?

  • Is there a washer / dryer on-site?
