Typically the most expensive repairs will be the HVAC unit and the windows. I pay special attention to those. I also like to spend some time checking the ceilings and floors for stains and leaks, especially if there are adjoining units.
Another thing that is sometimes overlooked but should be investigated is radon gas. Any living areas at the second floor or below should have a radon in air test to check for any potential problems.
Some buyers skip the inspection on the theory of "it's just a condo, what could go wrong?" but I can find many different types of defects during my condo inspections:
